This resort style estate features a 10,000 square foot clubhouse with a high definition surround sound movie theater, tennis, volleyball and basketball courts, pool tables, foos ball, ping pong tables and arcade, fitness room with state of the art equipment, sundry shop, putting green, a large community pool (heated in season) with fountains, heated spa, and 2 story kid's water slide (48" height req.), and a children's playground with large play fort and slides.... The very best of it's kind!! All these amenities are available to our guests!
There is a shopping plaza about a mile away which has restaurants such as Red Lobster, Outback Steak House, Carrabba's and Giordano's Italian restaurants, Subway and Dairy Queen, a medical care facility and a drug store. It is located in the closest residential area to Disney! Disney is about a 3-5 minute drive, Universal Studios & Sea World are about a 15 minute drive, Busch Gardens is about a 30 minute drive and the ocean is 45-60 minute drive.

This unit has a departure cleaning fee of $75 and 13% tax.
3 night minimum stay required.
These HOLIDAYS have a 4 night minimum:
4th of July (June 30-July 7, 2012)
Thanksgiving (Nov. 19-27, 2011)
These HOLIDAYS have a 5 night minimum:
Easter (April 1-14, 2012)
Christmas/New Year’s (Dec. 19-Jan. 3, 2012)
New Year’s Eve - only 2 night minimum if Christmas is already reserved for this home.
Reservations can not be made more than 10 months in advance.
1. $250 reservation deposit required to hold the unit. (non-refundable)
2. Total rental payment is due no later than 6 weeks prior to arrival.
3. No refunds within 6 weeks of arrival.
4. $30 non-refundable “damage waiver” is due in lieu of holding a damage deposit. The damage waiver fee is included in the reservation total payment due 6 weeks from arrival.
5. A Rental Agreement will be emailed once reservation is made and must be completed, signed and returned by fax (or email scanned) within 3 days. All your paperwork is done upfront so that there are no registration forms or other check in requirements upon your arrival. Your party will check in directly to your vacation home without any need to visit our office at any time.
6. We use unique time sensitive keyless access codes for our homes. Your specific code will be included on your driving directions that we will email 7 days prior to your arrival. Please don’t use Map Quest or navigation – you will get lost!
7. Check in time is from 4 PM EST. Check out is no later than 10 AM EST.
8. Reservation can only be made by the credit card holder. Must be 25 years or older. Only the credit card holder can complete the reservation paperwork.
9. Absolutely No Pets and No Smoking inside property.
10. Maximum Occupancy (including infants) is limited to the “Sleeps Up To” amount stated above and is strictly enforced per local regulations and fire codes.
11. Last minute reservations or stays more than 2 weeks require a separate refundable damage deposit instead of a damage waiver.
12. Long term/monthly stays require a $500 reservation deposit. (non-refundable)
13. Prior to making your reservation: all rates are subject to change without notice.
